The lake drives the design. Every Bayside home we’ve worked in has been oriented toward the lake view. Living rooms open to covered patios that open to pool decks that open to dock areas. AV has to work across all of that without feeling disjointed.
New construction standards. Bayside is post-2015 construction almost universally. That means metal-stud framing, modern electrical, usually pre-wired for some AV infrastructure (varying by builder). Good news for installation — we’re not fighting 30-year-old wiring.
Whole-home automation is common. Control4 and Lutron installations come up regularly here. Clients often work from home, travel frequently, or manage second properties, and the integrated control appeals to that lifestyle.
Common Bayside Projects
Indoor-outdoor AV integration — The signature Bayside project. 85” indoor TV, 65”-75” covered patio outdoor TV (Séura or SunBriteTV), landscape audio through pool deck and yard, sometimes dock-area weatherproof audio. Control via unified Sonos or Control4. Typical project: $18,000-$45,000.
Dedicated home theater — Most Bayside custom homes have dedicated media rooms designed in. Proper 7.1.4 Atmos builds with acoustic treatment, 4K laser projection, and Stewart screens. $35,000-$75,000 typical.
Whole-home Control4 — Lighting (Lutron RadioRA3), audio distribution, shade control, climate, and sometimes security integration under one system. $45,000-$85,000 typical scope.
Outdoor kitchen and entertainment — Bayside homes often have elaborate outdoor kitchens. Weatherproof TVs, audio zones designed around the cooking/dining/lounging areas, sometimes integrated with pool automation. $12,000-$25,000.
Waterfront-Specific Considerations
Bayside’s lakefront exposure creates AV challenges that inland homes don’t face:
Humidity — Lake-adjacent humidity is higher than typical DFW. Equipment ventilation matters. Closet-mounted AV racks need proper airflow.
Lightning exposure — Lake Ray Hubbard gets hit hard in spring storms. We install whole-system surge protection at the electrical panel plus point-of-use surge for every TV and AV component. This is not optional on lakefront Bayside homes.
Marine-grade hardware — Outdoor mounts, dock hardware, and any metal near the water is stainless steel or powder-coated aluminum. Standard galvanized steel fails within 2-3 Texas summers on the lake.
HOA submissions — Bayside’s HOA is active. Any exterior modifications (outdoor TVs visible from the lake, exterior speakers, dock equipment) require HOA approval. We handle submissions.
