South Garland — Established Homes, Smart Upgrades
South Garland is one of Garland’s most established residential areas. The housing stock skews older — primarily 1970s and 1980s construction with some 1960s homes mixed in — and the neighborhoods have the mature trees, settled character, and community stability that comes with 40-50 years of continuous occupation. These aren’t the Instagram-photogenic builds of newer North Dallas; they’re solid family homes where people have actually lived their lives.
The AV work we do in South Garland is less about impressing neighbors and more about making the home work better. Upgrading dated systems, fixing problems from previous installers, adding modern capability to older homes, and keeping prices reasonable for homeowners who’ve owned these properties for a long time and are investing carefully.
South Garland Construction Characteristics
Wood stud construction, but at variable spacing. Unlike modern 16” on-center framing, older South Garland homes often have studs at 14”-18” variable spacing. Important for TV mounting — every job requires actual stud finding, not assumptions.
Original drywall in many homes. Most homes have original or first-generation drywall, which holds up fine for TV mounting but may have patched areas from previous work. We assess existing wall condition before committing to mount locations.
Popcorn and acoustic ceilings common. Most South Garland homes still have original textured ceilings. In-ceiling speaker installation requires careful texture matching. We carry the common textures and color-match paint.
Older electrical systems. Some homes still have original electrical that’s adequate for daily use but not for modern AV loads. We assess and recommend dedicated circuits for anything larger than a basic TV mount installation. For electrical upgrade work, we coordinate with licensed electricians.
Smaller, more defined rooms. South Garland homes typically have the mid-century and 1970s floor plan preference for defined rooms over open concept. Actually better for home theater and surround sound — the walls contain sound properly.
Attic access is typically good. Older ranch and one-and-a-half-story homes usually have full attic access with reasonable working room. Makes cable routing and in-ceiling speaker installation much easier than in modern tight-attic builds.
What We Do Most in South Garland
AV System Repair and Fix-It Work
A significant portion of our South Garland work. Someone installed a system 5-10 years ago, something stopped working, and they want it fixed. Common issues:
- HDMI port failure (TV or receiver) — either repair or workaround with external switch
- Surround sound that “doesn’t work right” — usually calibration issues or speaker wiring problems
- Subwoofer that went silent — often a blown fuse or failed amp board
- Universal remote not programmed for new components — re-programming service
- Cable management that’s come undone — cleanup and proper re-routing
Calibration and repair service starts at $150 for basic troubleshooting, $350 for full system calibration.
Budget-Conscious TV Mount Upgrades
South Garland homeowners tend to be price-sensitive, and we respect that. We don’t try to upsell into unnecessary premium services. A straight TV mount is a straight TV mount — we do it well for $149-$199, period.
Where we do recommend spending more: wall assessment for older homes (sometimes older drywall has hidden issues), proper cable management for the visible final result, and surge protection for older electrical systems where power quality is less reliable.
5.1 Surround in Traditional Family Rooms
South Garland homes typically have defined family rooms with one clear TV wall and a couch opposite. Ideal geometry for 5.1 surround sound. We install these frequently — typical project $2,200-$3,500 using quality mid-range gear (Klipsch Reference Premiere, Denon X3800H receiver, SVS PB-1000 Pro sub).
The sound quality in a properly calibrated 5.1 system in a defined South Garland family room is often better than in a $15K open-concept great room in North Garland — because the physics of the smaller, enclosed room works in favor of good sound.
In-Ceiling Audio for Older Homes
Easy to install in most South Garland homes thanks to good attic access. Typical project: four in-ceiling speakers distributed across the main living area, fed by a Sonos Amp for simple app-based control. $1,800-$3,500.
Light Commercial Work for Small Businesses
The South Garland commercial corridor (Broadway, Miller Road) has a lot of small owner-operated businesses. Our commercial work here is usually:
- Replacing dead TVs at auto repair shops and small retail
- Basic sound system for small restaurants and bars
- Waiting room entertainment for medical/dental offices
- Classroom AV for small trade schools and training centers
Typical commercial project: $2,500-$8,000. Smaller scope than downtown or Plano commercial work but consistent volume.

Fair Pricing Philosophy for South Garland
We’re honest that South Garland pricing tends to be tighter than our other Garland submarkets, and we structure accordingly. Fewer upsells, more focus on the core work done well. We’d rather do 20 good $200 TV mounts than 3 over-scoped $1,500 projects.
That doesn’t mean cheap — it means appropriate. If a South Garland client needs a $10K system, we’ll spec the $10K system and do it right. But we don’t push $10K systems on clients who need $3K systems.
Referral-Driven Business
South Garland is probably our highest referral-rate submarket. People know their neighbors, talk about contractors at church and community events, and word spreads fast. We get most of our South Garland work from direct referrals, which keeps our marketing costs low and lets us offer fair pricing in return.
Nearby Neighborhoods
South Garland borders Duck Creek to the north and Eastern Hills to the east. Further south takes you into Mesquite, where we also regularly work. All of these areas have similar older-home dynamics and the same installation considerations.
