Eastern Hills — Established and Stable
Eastern Hills is one of Garland’s quieter, more established submarkets — the kind of neighborhood where people buy a home, raise their kids, and still live there 20 years later. The homes are mostly 1980s and 1990s builds, many of them within the broader Eastern Hills Country Club area with golf course views or access. Solid construction, mature landscaping, and a steady demand for AV updates as the original electronics from when these homes were built have long since been replaced (sometimes multiple times).
Our Eastern Hills work tends to be a mix of upgrade projects — people replacing aging TVs, adding modern surround sound to rooms that have had the same systems for 10+ years, and occasionally doing more ambitious dedicated theater or whole-home automation projects.
Eastern Hills Construction
Wood stud, 16” on-center. Standard 1980s-90s framing. TV mounting is straightforward.
Upgraded electrical in most homes. Most Eastern Hills homes have had electrical updates over the years — original panels typically replaced, dedicated circuits added in some cases, though not consistently. We assess before installing anything with significant power draw.
Textured ceilings common but less universal than Duck Creek or South Garland. Some Eastern Hills homes still have original textures, others were updated during renovations. We match whatever’s there.
Pre-cable-era wiring. Most homes have had cable TV wiring added after original construction, sometimes run through attics or along exterior walls rather than in-wall. During our AV installations, we often consolidate and clean up this ad-hoc wiring.
Good attic access. Similar to other Garland older-home submarkets, Eastern Hills attics are generally accessible and have reasonable working room.
Golf course views = specific challenges. Homes directly on the Eastern Hills golf course often have the primary entertaining spaces oriented toward the course view — which can mean TV placement competes with window views. We work around this with alternative TV positioning or rise-and-reveal mounting solutions where appropriate.
Common Eastern Hills Projects
TV Upgrade from Older Mount
The most common Eastern Hills project by volume. Replacing a 50”-60” TV from 2010-2015 with a modern 75”-85”. The existing mount is often inadequate for the heavier new TV, the cables are running visibly or through outdated pathways, and the room could use some additional attention to the complete setup.
Typical scope: remove old mount, assess wall for new TV weight, install appropriate new mount, run in-wall HDMI and power, connect streaming devices and existing audio, test everything. $299-$499 depending on complexity.
Golf Course View Integration
Specific Eastern Hills opportunity: homes with good golf course views often want the TV and viewing area arranged so both the TV and the window view are usable. Solutions include:
- Side-wall mounting instead of end-wall so the couch faces the view with TV at comfortable viewing angle
- Rise-and-reveal TV lifts that can hide the TV when not in use
- Motorized tilt mounts that adjust for different seated positions
- Dual-display installations (window view with a secondary display)
These aren’t standard TV mounts — they’re custom solutions that require consultation and usually custom hardware. Typical investment: $1,500-$8,500 depending on the approach.
Whole-Home Audio Upgrade
Common Eastern Hills project: homes that had speaker cable run during original construction or a previous renovation, but the old amp system is failing or outdated. We modernize to Sonos-based whole-home audio using the existing cable runs where possible, adding or replacing speakers as needed.
Typical project: $3,500-$8,500 for 4-6 zones with updated speakers and modern app-based control.
Dedicated Media Room Builds
A subset of Eastern Hills clients — particularly in the larger country club homes — go for dedicated theater or media room builds. Budget range usually $15K-$35K, comparable to what we see in North Garland or more modest Camelot projects.
Outdoor TV and Audio for Country Club Homes
Eastern Hills Country Club area homes often have outdoor entertaining setups — covered patios, pool areas, sometimes direct access to community outdoor areas. Outdoor AV installation out here is consistent work: weatherproof TVs, landscape speakers, indoor/outdoor audio integration.
